Architectural Review Guidelines

The following are the current rules and regulations in regard to making any changes to your home within Smith Farm. If you have any questions please contact the park office or send an e-mail.

NOTE: The rules outlined on this page are for the Master Association. Each village has the right to have its own set of rules that may be more strict than the Masters. Please check with your villages web page for their ARC information. Like wise the Masters ARC can also be more restrictive than the villages ARC. In the case of a conflict the more restrictive of the two associations will prevail. Do not assume that your changes are allowed because they are posted on the web site. All changes must still be approved by both your Village ARC and the Master ARC.

If differences exists between the written guidelines and this web site, the written guidelines will act as the prevailing document. Please report any differences so that we can present consistent information.

IMPORTANT: Approved ARC forms should be kept with and passed on to new homeowners when selling your home. It is the responsibility of the Homeowner to produce these documents should an issue arise. If an approved ARC form can not be shown the homeowner will be required to take corrective action to their property to bring it inline with the current ARC guidelines.

Current ARC Guidelines Effective: 08/16/2004 Revised: 05/29/2008

General Rules:
House Color Selections - Homeowners are responsible for keeping their house painted so that its appearance is appealing and presentable. It is not always easy to choose a color that will work well within the community and meet each homeowners personal taste. To help with this decision the Master ARC has created a color selection guide. This guide must be used to choose your color choices based on the color of your roof. If you would like to paint your house something other than what is in the approved guide you must appeal to the Master ARC to have your selections added to the guide. An online version of this guide can be found here for your convenience. Effective: 06/15/2008

Driveway Maintenance - Homeowners are responsible for keeping their driveway, apron, and the sidewalk that boarders their property clean and free of weeds. It would also be a nice touch if the homeowner cleaned the water gutter that boarders their property as well. If approved via ARC, the homeowner may paint or paver their driveway and apron. However the sidewalk CANNOT be painted or replaced with pavers. Effective: TURN OVER

Basketball Hoops - Portable basketball hoops must be stored when not in use. Sleeved basketball hoops must be positioned at most halfway down your driveway. Sleeved basketball hoops must be able to removed from the ground, when removed the sleeve hole must be capped. NOTE: Your driveway is from your house down to the start of the sidewalk. Your driveway does not include the sidewalk or the apron. Effective: TURN OVER

Wood Fence Styles - There are 2 types of wood fencing that can be installed in Smith Farm; shadow box and board on board. Different vendors and parts of the country may call the same fence style by a different name. To avoid any confusion some pictures are provided. Effective: TURN OVER

ALLOWED - BOARD ON BOARD ALLOWED - SHADOW BOX NOT ALLOWED - STOCKADE
