Forest View Rules and Regulations

Late Fee Policy - Forest View HOA incur a
cost to follow up and send additional letters to home owners that are delinquent.
It is unfair for the entire village to support these delinquent accounts and
absorb these costs. Understandably, home owners may require additional time
in making their payments. These home owners should contact the management company
PRIOR to being late so that payment arrangements can be made. When payment arrangements
are in effect no additional cost is incurred. Therefore the following policy
has been placed into effect.
FV will waive all late fees for a resident as long as the resident can meet the following criteria:
* resident is not in foreclosure.
* resident is currently not 90 days or more days late on payment.
* resident does not have a history of late payments, forgiveness period is 1 year(1).
* resident must pay the account to current and pay the rest of the current year in advance; or signup for automatic payment withdrawal.
If the resident does not comply with all of the above criteria than no late charges will be waived for the resident.
Payments are due each quarter starting in January. Residents are given 30 days to pay each quarterly payment. Payment must be received and posted by the 30th of the month.
The following is an explanation of the fee charging process.
On the 15th of the payment month if payment has not be received a $5.00 reminder letter will be sent to the resident.
30 DAYS - Payment Late(4) - On the 30th of the payment month a $15.00
late fee will be applied to the account, no letter will be sent.
45 DAYS - Payment Late(2) - On the 15th of the following month a $15.00 demand letter will be sent to the resident. The Board will also consider turning the account over to collections.(3)
If payment arrangements are not worked out ahead of time than all late fees are due. If payment arrangements are not kept as agreed than late fees become due.
(1)Forgiveness period - an entire year must pass without a single late fee before the resident can be considered for another late fee forgiveness.
(2)Each month the account is past due an additional $15.00 demand letter will be sent to the resident. The Board will also consider turning the account over to collections(3).
(3)Collections for Forest View HOA is handled by the associations attorney. Additional charges will apply when the account is turned over to collections. When the account is in collections all communications must be handled directly with the attorney.
(4)FV HOA will only waive late fees. Reminder letter and demand letter fees will NOT be waived. The FV HOA has been charged additional monies to have these letters sent.

Rental/Home Sales - Homeowners are allowed
to rent their homes. All renters and home sales must be approved by the Board
of Directors. Information and forms can be obtained from the Property Manager.
In order to keep the community a safe place to live, Forest View performs a
background and credit check on all renters and new homeowners over the age of 18 that will reside in the house. Please contact the Property Manager for specific details. Renters with
questionable history may be assessed an additional security deposit to cover
common area damages. This deposit will be held by the Forest View Homeowners
Association and will be returned upon request and inspection of the home and
surrounding areas. The Homeowner is ultimately responsible for the renter and
any damages that may occur to the community. Unless notified all violation,
quarterly assessment, and other official correspondence will be sent to the
property address. It is the homeowners responsibility to provide the Property
Manager with correct contact information. Failure to comply with violations
or to make quarterly payments will not be excused due to incorrect mailing information. Forest View HOA has the final say on all rental applications.
Effective TURNOVER
Residential Upgrades - Homeowners are responsible
for keeping the out side of their home looking neat and orderly. Any improvements
made must be approved by the Village and Master Board of Directors. Homeowners
that fail to keep their home looking neat and orderly will be issued a violation
letter. It is the Homeowners responsibility to communicate with the Property
Manager/Board of Directors as to the status of the violation and its resolution.
Homeowners that fail to communicate will be sent to the Grievance Committee
where they can be fined until the violation is taken care or until the mater
is turned over the Attorney for resolution. For more information visit the ARC
