Forest View Architectural Review Guidelines

Before any changes can be made to the outside of your house a properly completed ARC form must be filled out. ARC forms can be obtained at the Park Office. Information on completing the forms properly, the required deposits, restrictions and limitations, and the time frame for receiving a reply are also available from the office. Residents that choose to perform work without following this procedure are subject to fines. Fines start at $50 per day until a maximum of $1000 is reached at which point the resident is turned over to the associations attorney; at which time attorney fees are also due. The following are the current rules and regulations in regard to making any changes to your home within Forest View. If you have any questions please contact our Property Manger or send an e-mail.

NOTE: The rules outlined on this page are for Forest View. Each village has the right to have its own set of rules that may be more strict than the Masters. Like wise the Masters ARC can also be more restrictive than the villages ARC. In the case of a conflict the more restrictive of the two associations will prevail. Do not assume that your changes are allowed because they are posted on the web site. All changes must still be approved by both your Village ARC and the Master ARC. IMPORTANT: Approved ARC forms should be kept with and passed on to new homeowners when selling your home. It is the responsibility of the Homeowner to produce these documents should an issue arise.

General Rules:This is not a complete listing of all the ARC rules within Forest View or the Master HOA. For a complete set of rules please refer to the governing documents and this web site.

Basketball Hoops - Portable basketball hoops must be stored when not in use. Sleeved basketball hoops must be positioned at most halfway down your driveway. Sleeved basketball hoops must be able to removed from the ground, when removed the sleeve hole must be capped. NOTE: Your driveway is from your house down to the start of the sidewalk. Your driveway does not include the sidewalk or the apron.

Driveway Maintenance - Homeowners are responsible for keeping their driveway, apron, and the sidewalk that boarders their property clean and free of weeds. It would also be a nice touch if the homeowner cleaned the water gutter that boarders their property as well. If approved via ARC, the homeowner may paint or paver their driveway and apron. However the sidewalk CANNOT be painted or replaced with pavers.

House Numbers - House numbers should have an unobstructed view from the street. Numbers should be placed directly above the garage on the side closest to the front door. This allows for emergency personnel to know immediately the location of the front entrance. Optionally, numbers can be centered. House numbers can be black or tiled. Numbers that are metallic such as gold or silver should be avoided. These materials produce a reflection that inhibit emergency personnel's view.

Landscaping - Common Area - Pots, baskets, etc. are not allowed to be hung from trees, stands, or from the mailbox. Pots, baskets, etc. are not allowed to be placed in the swale area. Small ground cover plantings are allowed to surround the bottom of the mailbox and swale trees. These plantings are the responsibility of the homeowner. During regular maintenance of the common area swale trees these plantings may be up rooted or damaged. The community and or contractor is not responsible for replacing/replanting/or preserving these plantings. The homeowner takes full responsibility when planting in the common area.

Landscaping - Garage - Many homes have the ability to have plantings on either side of their garage/driveway. These plantings must be groomed and have a maximum height of 10 feet or no taller than the bottom of the decorative stucco bands on a two story house, or no taller than the bottom of the fascia on a one story house, or no taller than the bottom of the fascia on the second roof line on a split level two story house. These plantings can be on either or both sides of the driveway, but not on the driveway.

Landscaping - Grass - Homeowners are required to keep their grass trimmed, full and a rich green color. Grass should not appear to be dying or decaying. Homeowners are responsible to keep the grass that borders their homes in the same condition. This includes the grass along the swales area that borders the home and around their mail box.

Landscaping - Hedges - Hedges must be maintained at a maximum of 6' in height and 18" from the sidewalk. Damages to common area or neighbors property by the roots of hedges are the responsibility of the planting Homeowner. Ficus hedges are not allowed, as of 11/2006.

Landscaping - Trees - Homeowners are required to have 3 similar type palm trees as part of their front landscaping. These trees must be at least 15-20' in height. Landscaping in general should be kept in good health and not appear to be dying or decaying. Landscaping should be kept trimmed and neat looking.

Landscaping - Vines - vines are allowed as landscape material. Vines must be maintained as to not appear to have taken over the house or surrounding landscaping.

Mailbox - Homeowners are responsible to keep their mailbox clean, standing upright, and secure. Approved mailboxes are of a standard size, made from metal, and are white. The original supplier for the builders style mailbox can be found here.

Camera CCTV - Homeowners looking to install cameras on the outside of their home must comply to the following restrictions. CCTV cameras visible from the street must be of dome type housing. No blinking lights or strobes are allowed. Dome type camera not to exceed 5" in diameter. Cameras must be mounted to house structure. Cameras must be surfaced mounted only. No visible extension posts, supports, or boxes allowed. Cameras must be kept in good condition without chipping paint. Paint must be manufacture paint. Paint color can not be modified.

When submitting your ARC for cameras please include your plot plan showing location of cameras and type of camera at each location.

Painting Guidelines - All painting of houses must be submitted prior to the work being performed. This includes repainting the house the current color. Homeowners must submit an ARC to repaint the house its current color. House colors are restricted to an pre-approved set of colors based on the roof color of the house. A book at the Park Office can be viewed to select the schemes. As well there is a link on this web site that you can use. Houses must be painted at least 2 colors, and can be painted with as many as 4; as long as all colors are within the same color family. The body of the house must be a single color. Multi colored house bodies are NOT permitted. The front and garage doors may be a separate color from the body and trim, but they must be within the same color family as the body of the house. Doors can NOT be faux painted. Doors must be one solid color.

Wood Fence Styles - There are 2 types of wood fencing that can be installed in Smith Farm; shadow box and board on board. Different vendors and parts of the country may call the same fence style by a different name. To avoid any confusion some pictures are provided.
